Affordable housing and land development
Fiji Homes
An affordable residential land-development venture and property marketplace, with a Fiji-specific property management tool covering the full lifecycle from land and iTaukei leases through development, sale and tenancy.
The problem and the approach
Affordable housing supply in Fiji is constrained at the land stage more than the building stage. Serviced, titled, affordable lots are scarce, and the administrative path from customary land through to a saleable or leasable residential product is long enough to deter smaller developers entirely.
Fiji Homes is structured around that constraint: landowner partnership structures first, then development, then a marketplace. Modular and prefabricated supply routes are being assessed as a way to compress build time and cost once land is available.
VANUA, a Fiji-specific property management application, covers the full lifecycle in one place — land, iTaukei Land Trust Board leases, development, sales and tenancies — because the existing tooling assumes a freehold-dominant market that Fiji does not have.
The feasibility model is built on researched public Fiji sources rather than on a specific site, because no site has been secured. It is a market model, not a project appraisal.
